Session One:  Gifts of Real Estate

Stock market assets represent approximately 20% of the wealth in the United States or about $17 trillion dollars. Real estate and other non-cash assets represent at least DOUBLE - perhaps even triple - that figure. So, while it’s important to solicit gifts of appreciated securities, charitable gifts of real estate can be even more significant! Join us for a discussion about how you can cultivate and solicit gifts of real estate. We will focus on gift acceptance policies, how to start the conversation, what to listen for, the questions to ask, resources to look for (especially if you’re a smaller organization), and the pitfalls to avoid.


Presented by: Lynn Malzone Ierardi, JD - Director of Gift Planning, University of Pennsylvania, who's worked in the estate and gift planning field for more than 30 years. She is a leader in the charitable planning community, just completing a term as 2019 Board Chair of the National Association of Charitable Gift Planners (CGP). She’s also served as a leader for the local CGP councils in New Jersey and Greater Philadelphia for more than two decades.  Lynn’s recently published book, Storytelling: The Secret Sauce of Fundraising Success, includes a foreword written by esteemed colleague Professor Russell James. As a dynamic and highly rated speaker, Lynn has presented at conferences, meetings, and webinars throughout the country on a variety of charitable planning topics – including storytelling. She is passionate about helping nonprofit organizations to secure significant gifts using the right assets, and the right structures.

She has served as Director of Gift Planning for the University of Pennsylvania since 2005 and as an independent gift planning consultant (GiftPlanningAdvisor) since 2002. Her experience includes gift planning positions in health and higher education, as Vice President with the Merrill Lynch Center for Philanthropy, and the practice of estate planning and real estate law. Lynn is a graduate of Lycoming College and Fordham University School of Law, and a two-time Proud Penn Parent.

Session Two: Gift Application Forms: The Gift Planners Ultimate Tool

A well-crafted gift application form can be a useful tool for gift planners to ensure the success of life income arrangements between the organization and the donor.  During this session, we will review the importance of gift applications when working with donors who are funding charitable gift annuities and charitable trusts and explore the key components to include on the form to help avoid administrative nightmares or, even worse, dissatisfied donors.


Presented by: Nicole E. Medeiros, Senior Relationship Manager, Vice President, BNY Mellon, who has more than 15 years of experience in finance and banking, including over a decade of planned giving experience. In this role, Nicole works directly with not-for-profit institutions to manage the complex needs of the institutions planned giving programs.  She monitors and oversees all aspects of the gift management process, provides strategic solutions to help her clients grow their planned giving program and delivers insight into industry trends.  

Prior to joining the firm, Nicole was at Bank Rhode Island where she was a senior retail sales associate. In this role, she was responsible for maintaining client relationships through supervising client banking activity and other bank employees.

Nicole earned a bachelor’s degree from Saint Anselm College. She is a member of the National Association of Charitable Gift Planners in addition to a member and former board officer of the local Rhode Island chapter.
